It considers the three main areas of a budget at once rather than separately to reduce overall costs while going green. reserve studies are made up of two components including the information about the physical status and repair or replacement cost of the major common area components the association is obligated to maintain. They also include the evaluation and analysis of the association's reserve balance, income, and expenses. The physical analysis is made up of the component inventory, condition assessment, and life and valuation estimates. Although the component inventory should stay fairly stable from one year to the next, the condition assessment and life and valuation estimates will change.

When Kipcon performs Full Service reserve studies, there are a number of tasks that are performed. Component inventory, fund status, funding plan, condition assessment that is based on the on-site visual observations, and life and valuation estimates are all performed. reserve studies that are performed as an update with a site visit and/or on-site review will include a component inventory that is a verification only and not a quantification. It also includes the condition assessment that is based on on-site visual observations, life and valuation estimates, fund status and the funding plan.

Kipcon also performs reserve studies that include an update without a site visit but which includes an off-sit review which includes life and valuation estimates, fund status and funding plan.
